A REALTOR has shared some of the secret HOA loopholes that could make your tiny home dreams come true.

Kristina Smallhorn, who describes herself as a “Real Estate Whisperer,” used her YouTube channel to share information about affordable housing options.

She has shared advice on moving into manufactured homes, modular housing, prefab construction, and more unique sites.

In a recent video, Smallhorn turned the focus to one of the housing market’s most popular trends, tiny home living.

“Anyone considering construction or buying a tiny home knows that permitting for them can be a huge issue and looking for legal loopholes,” Smallhorn wrote in the caption of her video.

Even though you own a piece of property, there are many ordinances and rules that govern what can be built on it.

She explained that she recently started thinking about all the loopholes that could help some people turn their tiny home vision into a reality.

Smallhorn suggested that homeowners look into the HOA rules about defining what their tiny home can be used for.

“One loophole that people should be aware of is sometimes it’s what you put in your tiny home that makes all the difference in the world,” Smallhorn added.

She explains that some neighborhoods will allow residents to put up a “shed,” but not a tiny home.

She cited one woman who was allowed to build a “shed,” but it could not have a range oven.

“As crazy as that sounds they’ll say you can have a toilet in there, you can have electricity out there, you can have water out there, but you can’t have a range oven because it’s considered a fire hazard.”

In this case, Smallhorn’s friend replaced the range oven with a coffee pot and a range oven.

She ended up creating a wonderful mother-in-law tiny home, with everything except the range oven.

Smallhorn added that it’s best to call the local HOA or county to see what type of homes are allowed.

Sometimes game rooms, sheds, or workrooms are permitted, but tiny homes are not.

“Sometimes it’s just what you name the house itself when you bring it to Planning and Zoning that can make all the difference in the world so be aware of what those rules are in your specific area,” she finished.
