A West Village condo just set a record for downtown Manhattan

Downtown Manhattan is now reaching new heights, thanks to a jaw-dropping sale of a West Village condo.

Last week, a duplex apartment located at 150 Charles St. was sold for an impressive million. This sale has now created a new record for the most expensive apartment ever sold downtown, narrowly surpassing the previous record set in 2018 when billionaire Robert F. Smith bought a penthouse in Chelsea for million.

This recent off-market transaction not only met the sellers’ exact asking price, but also earned them double what they paid for the unit in 2016.

The deal was closed on Thursday through a co-listing between Jim St. André of Compass and Peter Zaitzeff of Serhant. The Wall Street Journal first reported on the sale. 

The 5,840-square-foot waterfront apartment boasts views of the Hudson River and a large outdoor terrace. While it’s a notable deal for the downtown area, it’s far from the city’s — and the nation’s — priciest home sale. Ken Griffin’s roughly $238 million purchase of a multi-story residence inside 220 Central Park South in 2019 continues to hold both of those records.

This just-sold home at 150 Charles includes five bedrooms and 5.5 bathrooms. While little about the interiors of the unit has been advertised, the listing photos show a spacious, modern home with ample natural light and a neutral color palette. 

An eat-in kitchen features marbled countertops and a backsplash, and a spiraling staircase adds artistic flair to the home’s minimalist design.

A Serhant promotional video for the listing from November also flaunted $500,000 parking spaces below the building.

The sellers are financier Harsh Padia, of Hap Capital Advisors, and his wife, interior designer Purvi Padia. The pair bought the apartment in 2016 from the building’s developer, Alex Witkoff, for $29 million. The Padias sold the unit to an unidentified buyer. 

This isn’t Padia’s first downtown sale. Harsh Padia previously owned a 5-story penthouse at 471 Washington St. that he sold in 2021 for $17.6 million, according to the city register.

The 15-story, full-service building at 150 Charles St. is highly coveted real estate in its historic West Village neighborhood. Witkoff opened the 91-unit building in 2013 — and A-listers including Bon Jovi, Ben Stiller, Ryan Seacrest and Irina Shayk have since called it home.

The full-service building includes concierge services, a gym and a private courtyard.
