Martinez, Ga. () – While it may be too late to rent out your home for this Masters, local rental companies share how you still have time for next year.

Renting out your home for the Masters means making sure your home is up to par.

“They typically start, seriously getting the homes ready, I would say the first part of January, and work all the way up– literally– ’til they walk out the front door,” Tournament Housing & Events President Jane Furman said.

So, how much work really goes into prepping a house for guests? 

“Lot’s of work, lot’s of work…” Furman said.

Furman has been renting her home in Augusta since 1989, and now owns a rental company helping others do the same. She says preparation is key. 

“Flowers, pinestraw, pressure washing, painting any rooms that need painting, carpet cleaning if they have carpet, making every closet perfect, making every drawer perfect if it’s not locked up, the houses will never be any more beautiful than the day that homeowner walks out.” 

Her daughter, Stacey Greenway, is the VP of Tournament Housing, she recommends an up-to-date home.

“Each year there’s more and more homes in the Masters rental inventory. You have to keep your home up to date, you have to put some of your money back into your home. I tell homeowners you should put at least 40% of your rental back into your home to keep it up to date with everybody else.”  

In both Richmond and Columbia Counties, residents are allowed up to two weeks, or 14 days, of federal-tax-free income on rented home properties. But in recent years, there has been an update.

“July 1st, 2021, the governor signed a bill where there will be taxes collected on each rental going forward. So, Richmond County has one tax level, Columbia County has another, and that tax is divided up and sent to both state and county…” Furman said.
