Las Vegas homeowner clashes with HOA over holiday lights

LAS VEGAS (KLAS) — Las Vegas homeowner Rose Falocco lives in the Nevada Trail Saddle Peak community and has received multiple warnings from her HOA over the past year, telling her to take down her Christmas lights.

A February 19, 2025, letter obtained by affiliate KLAS reads, “Violation: Holiday Decorations- Christmas Lights, Decorations, Etc. – Please remove all Christmas lights and all other holiday decorations (not in season) from the common area view as the holidays have passed. Per Rules & Regulations: Winter holiday decorations is November 25th through January 10th, other holiday decorations may not be displayed for more than 10 days prior to the day of the holiday and must be removed within 5 days after the holiday.”

The lights formerly located on Falocco’s bushes have been taken down. However, she shares frustration that other neighbors still have their lights up, outside of the HOA’s rule window, including a board member. 

Falocco faces multiple fines for her lights being up past the extended allowed period, and feels the move is hypocritical on leadership’s part.

“How is that possible, that they’re all allowed to have that, and they’ve been targeting me?” she said. “If I need to take them down, how come you don’t need to take yours down?”

KLAS stopped by the home of the board member in question, and string lights were clearly visible on several trees and windows. However, the lights were not turned on.

“It’s more like ‘do as I say, and not as I do’,” Falocco said. 

KLAS reached out to the HOA Saddle Peak Epic Management for comment and is awaiting a response.
