Just a stone’s throw north of Tampa, an under-the-radar Florida county is experiencing a remarkable surge as individuals nationwide abandon bustling cityscapes for idyllic suburban living.

Pasco County is rapidly emerging as a hotspot in the Sunshine State, drawing in young professionals and burgeoning families eager for a fresh start.

Recent data from the US Census Bureau reveals a striking 15 percent population increase over the past five years.

Over the past decade, Pasco’s population has swelled by nearly 200,000, according to Census statistics.

Hope Kennedy, President and CEO of the North Tampa Bay Chamber of Commerce, shared with the Daily Mail that this growth boils down to three compelling words: ‘quality of life.’

‘It’s a very young community with young professionals. After they’ve started their careers, they’re moving to Pasco for quality of life to have the things that they desire,’ Kennedy said. 

‘We have a lot of new homes, new subdivisions, beautiful big homes, where you get that sense of community.’

Kennedy has served at the helm of the NTBCC for 13 years. The chamber promotes and supports local businesses in the area.

Hope Kennedy, the President and CEO of the North Tampa Bay Chamber of Commerce, said Pasco offered residents a high 'quality of life'

During Kennedy’s tenure, she said the county had transformed rapidly. Cities in Pasco used to be viewed as the ‘bedroom community’ of Tampa. 

People would live in the residential county but commute to Tampa for work and activities. 

Cities like Land O’Lakes at the southern end of the county are only about a half-hour drive from Tampa. 

However, in the last decade, cities like Zephyrhills and Dade City have blossomed beyond the ‘bedroom community’ reputation. 

Zephyrhills was once known as a ‘snowbird heaven,’ but Kennedy said many snowbirds ended up staying there and never went back home. 

Rodney Corriveau, the city’s principal planner, told Spectrum News that around 20,000 people called Zephyrhills home in 2025. 

‘Now rewind five years ago, we were around 17,000 people. So that’s an astronomically high rate of people to be moving into our city,’ Corriveau said. 

He added that city planners now face an additional challenge of accommodating the influx of residents with new housing developments.

Kennedy told the Daily Mail that many residents of Pasco County are new to the area and were not born there. 

She noted that newcomers can be a part of building the community from the ground up. ‘That is appealing to be a part of something,’ she added.

‘We have a lot of people who are moving to our community. They’re moving from New York. They’re moving from Idaho, Minnesota, and California. So they’re coming from all over the nation,’ Kennedy said. 

Local real estate agent Julie Wright with Premier Sotheby’s International Realty told the Daily Mail that new construction in the area is ‘very attractive’ to buyers. 

‘The builders offer wonderful incentives from fully paid closing costs to rate buy downs, thousands in flex cash, free upgrades and more – those incentives are hard to beat on a brand-new home,’ she said. 

Wright added that there are numerous master-planned communities in Pasco, with affordable homes starting at around $200,000. 

She pointed to Angeline, branding the new community a ‘city in the making,’ where residents have access to pickleball, tennis, restaurants and resort-style pools. 

‘Pasco County continues to grow, and the builders continue to raise the bar as they incorporate more features and healthy lifestyle options into their communities that homeowners love and enjoy,’ Wright added.

Wright noted that her buyers are often from California and move for lower taxes and more affordable prices.  

Despite the influx, Kennedy noted that the area has remained affordable, with $500,000 being enough to purchase a ‘beautiful home.’ 

The median household income in Pasco County is $72,235, which is about $5,000 less than Florida’s average. 

The median price for a home in Pasco is $330,000. That price is significantly lower than the nationwide average of $429,708, according to Redfin data. 

Wright shared a few of her agency’s listings with the Daily Mail, including a massive home in the Flor A Mar Community in New Port Richey for just under $2 million for those looking for luxury, along with some cheaper listings. 

The home has three bedrooms, two-and-a-half baths, and a detached two-bedroom guest house. The property also features a pool and waterfront access. 

Another condo in Odessa is on the market for just $239,999. The property has pool access, three bedrooms, and two and a half bathrooms. 

A third listing with a gorgeous private pool and five bedrooms is on the market for only $875,000 in Wesley Chapel.

Kennedy told the Daily Mail that the community has evolved into a mini sports tourism destination and a hub for hospital innovation. 

The community has built four hospitals in the last 10 years, and 1,000 babies were born in the Wesley Chapel area, which has 64,866 residents, in 2025. 

Kennedy added that the new hospitals have positively impacted economic growth. The influx of newborns also means that grandparents are relocating to the county and that school populations are increasing. 

One of the county’s biggest recent projects was the construction of AdventHealth Center Ice in 2017. 

It is the largest ice sports facility in the southeast and even hosted the US Women’s Hockey team. 

The area is also home to new shopping centers and is in close proximity to sporting events. 

Pasco is a short drive from Tampa’s teams, including the Raymond James Stadium, where the Tampa Bay Buccaneers play, and Tropicana Field, home to the Tampa Bay Rays. 

Another unique amenity in Pasco is the country’s first man-made lagoon. The Mirada Lagoon is located in San Antonio and is a massive 15 acres.

Wright told the Daily Mail that Pasco’s location on the Gulf Coast offers easy access to beaches such as Clearwater, St Petersburg, and Sarasota. 

‘There are fabulous things to do in every direction,’ she added. 

The county has also attracted luxury-brand dealers over the last decade. Automobile companies like Mercedes-Benz, Lexus, Audi, and Tesla have opened dealerships in Pasco.
