Summer House often paints a vivid picture of the dynamics between friends and lovers, but this time, it’s offering a lesson in how not to treat a friend. The spotlight falls on Kyle, who repeatedly disappoints Carl. The tension reaches a boiling point when Kyle overlooks a significant milestone in Carl’s life. Meanwhile, Amanda finds herself under scrutiny for an offhand remark, and Bailey is seen getting a little too friendly with Carl. Yet, it’s Ciara who truly shines in this episode, inviting viewers into her home and shedding light on her life in Belmont.

The scene shifts to Lindsay‘s housewarming party, where a heated exchange unfolds between Dara and Bailey. Dara is clearly upset after Ben dismissed any notion of chemistry between them, yet her frustration is also directed at Bailey for perpetuating what she sees as falsehoods.
Elsewhere at the party, Ben arrives with his love interest, Sabrina. Their history dates back to March, but they’ve only recently reconnected. While Ben is excited about the chance to rekindle their relationship, he’s understandably anxious about diving back in. Jesse watches the rapid progression of this budding romance with amazement, but acknowledges that each relationship has its own unique pace.
In contrast, consider Mia and her boyfriend, Scott. The joy Mia feels having Scott in the same zip code is palpable, as she relishes his presence as her plus one.
Take Mia and her boyfriend, Scott, for instance. He is actually in the same zip code as Mia and she is so happy he is finally there as her plus one.
Bailey informs Lindsay that she went to lunch with Carl, to which Lindsay gives two thumbs down…not because she’s mad Bailey is shooting her shot though. Bailey goes on to say that it’s just been a texting kind of situation, as opposed to KJ and Dara who appear to be hot and heavy.
Amanda refers to Kyle as the fifth wheel when dinner plans are getting made, but that doesn’t seem to upset him since he’s riding high ever since Amanda said she would be up for couple’s therapy. So cringey considering what we know now.
Carl touches base with a giddy Bailey, but despite his attraction to her, he is trying to take things slow. Sabrina does not take long warming up to the group, in fact she is giving a bit of fan-girl energy, especially when she gets emo over Ciara and her energy. Ciara vibes so hard with Sabrina that she straight up invites her to the house next weekend.
Lindsay gives a speech about her next chapter, but of course awkwardly brings up Carl being her ex-fiance. Twice. She always did a fine job of making everyone uncomfortable…
Sabrina boldly tells Amanda that she deserves true love and starts talking about the situation with Kyle like she was there when it went down. This gets Amanda wondering just how much Ben is exposing to Sabrina…
Ciara is down in Belmont, North Carolina where she OWNS A HOME. According to Ciara, this is the only house she’s really ever known and so it feels like home to her. Her grandfather built this house and she intends to keep a little bit of that while restoring and renovating to make it truly her own.
In the meantime, Mia meets up with Amanda and Lindsay for lunch. Amanda explains that she “forgot” it was Kyle’s birthday (flirting with West would do that, but I digress…) and asked him to walk the dogs because she had a headache. Amanda claims that “good things are happening” now between her and Kyle. Couple’s therapy feels like her last option, but she seems hopeful.
Mia opens up about her contract with Scott. Essentially, Mia is threatening to leave him if he does not come back home after being away for 10 days. Lindsay questions Mia’s timeline, something she personally knows a lot about.
Mia explains that she doesn’t have a village to raise her future kids since both of her parents passed away. With Scott being gone, she would be struggling with babies, which is why she wants him home. Mia wants nothing more than to have kids because she has all this love to give. Lindsay explains that she doesn’t talk to her mom, but having a baby girl has been very healing.
Speaking of parental relationships, back in North Carolina, Ciara and her mom grab some coffee and talk about NY and her new home purchase. Ciara has not spoken to her dad in four years and preferred to rather get the house in a fair and square way. Ciara’s mom knows that her dad will find out about Ciara owning the house, but Ciara feels like her dad “misconstrues her intentions.” She talks about her layered relationship with her parents, but she hopes that one day her kids can feel the love that she felt in her grandparents’ house (which is now hers).
Dara is hoping for a “rage-filled” weekend and West talks about his Italian wedding weekend. They learn that it’s been five years since Carl’s brother passed away and Carl shares his appreciation for his friends during this time. One friend that has not been supportive, though, is Kyle. Kyle DID Instagram a birthday post for Lindsay, but he DID NOT text Carl on the anniversary of his brother’s passing. Priorities?
Ben talks about his confusion with Amanda. According to Sabrina, she was having a heart to heart with Amanda, until Amanda told her that “everyone in the house thinks Ben’s in love” with her. Way to make it weird. Ben wants it clear that Sabrina is priority number one and so he intends on speaking to Amanda about this.
It’s a Friday in the Hamptons and Ciara is already busy making margaritas. Jesse explains they will be going mini golfing and hitting the driving range.
Before they head out, a few of the guys chat with Carl. Jesse points out what a good friend Carl has been to Kyle, yet Kyle continues to let Carl down. In a different area of the house, West lets Kyle know that Carl’s hurt because of what Kyle didn’t do AND what he DID do…aka post a HBD to Lindsay. Carl is concerned that Kyle is not taking care of the relationships in his life because he is not listening, claiming he “knows how Amanda feels now.”
The producers throw major shade at West when they show him sucking at mini golf and highlight Ciara driving balls deep. As they sit down to eat some fried foods, Carl pulls Kyle aside to chat. Kyle knows he is in hot water with Carl and apologizes right out of the gate. He admits that he spaced and shares that he feels like he has been letting Carl down. Carl feels disappointed, considering Kyle was the first person Carl told the day his brother passed.
Carl feels slighted by Kyle’s actions regarding the post to Lindsay, but of course Kyle tries to play victim. He feels like he is striking out left and right, but despite it all, Carl does not want to hurt Kyle with what he truly feels and thinks about Kyle. What Carl really wanted to say was “F*CK YOU” because if he is always there for him and if Kyle keeps burning bridges with true friends, what else does he have left?
Ben takes a moment and takes Amanda aside to address the Sabrina of it all. Amanda plays dumb when Ben confronts her to ask why she would say that everyone thinks he’s in love with her. That’s quite the narrative to push, “Mandy.” Amanda claims she was singing Ben’s praises, but Sabrina felt as though it was a dig at the end of the night. Either way, it did not land…
