Before listing their Beverly Hills mansion for sale, Heather Dubrow had to persuade her husband Terry Dubrow to invest an additional $45,000 in renovations, arguing it was a smart marketing move. She prevailed in that “Marketing 101” discussion, and the updates were recently featured on The Real Housewives of Orange County.
Welcoming back Million Dollar Listing Los Angeles real estate agents Josh Altman and Josh Flagg to the 9,000-square-foot home they had sold her in 2023, Heather showcased the home’s new upgrades in Season 19, Episode 4.
“It looks more presentable,” she commented, highlighting the improvements such as new flooring, floorboards, and fresh paint, which you can view in the accompanying photos below.
As Altman observed, “You spent some money.”

The trio continued the tour by venturing outdoors to take in the breathtaking, panoramic views, which Flagg described as “the billionaire’s horseshoe,” while Altman noted that the 8.3-acre property was “sandwiched in between” NBA star Lebron James and rapper Drake’s Beverly Hills homes.

That left only the listing price to discuss: After purchasing the home for $16 million, Heather had planned a “major overhaul” to turn it into an $85 million estate, as Altman pointed out. Since those renovations were obviously never completed, he cautioned her, “You’re not gonna make some crazy amount of money.”
Insisting that her goal was simply to “break even” on the deal, Heather totaled the “couple million” she and Terry had already put into the home with the five percent mansion tax they paid. Joking that she also had to cover the costs of the MDLLA duo’s cars, she arrived at a desired listing price of $20 million.
Ultimately, Heather said she was “glad” that Altman and Flagg listed the home for $25 million in March 2025, hoping the higher asking price would yield offers “close to” her desired $20 million mark. As the agents explained to her, however, it was much too early to predict where they might land.

In a confessional, Heather opened up about the latest renovation expense, sharing, “It’s hard when you know you’re walking away from a project to put one more dime in it.”
However, the discovery of asbestos in the home and their planned rebuild coming in $8 million over budget, coupled with the fact their 14-year-old son Ace would already be a high school senior by the time the three-year reconstruction was complete, majorly impacted her decision to sell.

“First, I thought of this as a failure because I can’t imagine not seeing the project through the end,” she added. “But the more I think about this house, the more I realize how not viable it truly is for our family.”
The RHOC ‘Wife went on to explain that, though Ace is still living at home, her and Terry’s other three adult children are scattered across the country.
“Max lives on the east coast; Kat could end up on the east coast; I have no idea where Ace is gonna end up; and Nicky’s in L.A.,” Heather said. “The universe is telling us to go elsewhere.”
