A man from Florida faces accusations of illegally transferring an elderly woman’s home title to his own name while reportedly subjecting her to abuse and neglect with the assistance of a caregiver.

The alleged culprits, Enrique Navedo, aged 43, and Loy Lynn La Pierre, aged 58, are suspected of tormenting the senior woman in her St. Lucie County residence. Navedo purportedly attempted to usurp her property using a quitclaim deed, as detailed in a police press release.

The St. Lucie County Sheriff’s Office reports that during their interviews, the victim recounted how she was deprived of food, confined within her home, and compelled to relieve herself outside. Furthermore, she was forced to bathe in a makeshift tent using a garden hose, which offered only cold water and no means to adjust the temperature.

In July, officials received a report from the Florida Department of Children and Families alerting them to the physical abuse and neglect allegedly inflicted by Navedo and La Pierre. This prompted an investigation, during which detectives engaged with the elderly woman to gather more information.

Through these interviews, authorities uncovered that the victim was suffering from a “chronic, untreated wound that exposed internal tissue and bone,” along with several other medical issues attributed to “prolonged neglect,” according to police statements.

“Further investigation revealed [Navedo] had fraudulently transferred ownership of the victim’s residence into his name,” the sheriff’s office says. The quitclaim deed that Navedo allegedly used appeared to have been backdated and filed more than a year after its alleged signing, according to police.

A quitclaim deed is a legal document that “quickly transfers real estate ownership without guaranteeing a clear title,” according to Florida law firm Alper Law.

Navedo is facing charges of “fraud-swindle-obtain property $50,000 or more” and abuse of an elderly or disabled adult without great bodily harm. La Pierre is charged with abuse of an elderly or disabled adult without great bodily harm.

Both are being held at the St. Lucie County Jail on bond.
