HUTCHINSON ISLAND, Ga. () — Developers, investors and builders have announced a large-scale home project on Hutchinson Island they say will improve choice for homeowners, and improve Savannah’s future.
Mayor Van Johnson, with shovel in hand, helped with the groundbreaking for the Isling at Savannah Harbor project.
The 36 acres of land is a multi-phased residential community created by Trilogy investments and built by award winning Southern Coastal Homes out of Bluffton.

“The design of The Isling is truly inspired by its environment, offering both a connection to the land and an elevated way of life,” said Jason Joseph, CEO and Managing Partner of Trilogy Investment Company. “Southern Coastal Homes and A Classical Studio have played a pivotal role in creating a community that seamlessly blends tradition with innovation. By merging Lowcountry charm with modern sensibilities, the design team has captured a timeless, yet contemporary aesthetic crystallized by the island’s natural beauty and urban access.”
“We wanted to create not just quote unquote, a neighborhood, but a community destination,” said Joseph. “It is a Lowcountry destination that’s not attracting just the folks in Savannah but really bringing people from outside.”
The island has had multiple other groups try to develop it in the past, this time developers believe they have a plan that will work and benefit the city and the area.

“We looked at it and said that there’s this amazing opportunity to look at something where there’s this canvas that’s already been laid in an unbelievable location for a skyrocketing opportunity for housing, but also something that was needed here,” explains Joseph.
A high end housing development is on some of the last undeveloped land in the city.
The design is inspired by the project’s name: “The Isling”, derived from the Irish word for ‘dream’. 198 luxury homes in all, offering a variety of architectural styles and floorplans, including single-family homes, duets, and rowhomes.

Developers, investors and the City of Savannah have placed a $200 million dollar bet on this being the project that will revitalize the area and make the island the place to be.
“It’s exciting because it gives us an opportunity to expand our footprint,” said Savannah Mayor Van Johnson. “Savannah has been Savannah since 1733, and this has been kind of the undiscovered country. It’s been an opportunity to still be within the city of Savannah and expand. And we look for opportunity to be able to do that.”
“Housing is a need, but it’s also timing,” said Johnson. “The fact is that that is still riding a crest of popularity. Now, people are looking for ways to be able to come here. People are looking for housing at all levels. This is a higher end level of housing. And Savannah is very attractive for a variety of reasons.”
The first home could be finished by October, with a sales event in April. All part of the first phase of construction. Amenities like a pool, tennis, pickleball and a deep-water marina are all in the works for future years.
