BRYAN COUNTY, Ga. () — Big changes could be coming to the northern part of Bryan County. With more than 3,000 new homes already approved and major commercial expansion on the horizon, county leaders are seeking new ways to fund the growing need for roads and infrastructure.

When your county is growing faster than any other in the state, you have to prepare in advance to avoid growing pains. That’s why this week, Bryan County officials met to discuss proposed impact fees to help the area’s rapid growth.

It’s a conversation that’s been in the works for over a year. This week, county leaders weighed the idea of requiring developers to pay transportation impact fees – charges that would help fund road improvements and infrastructure in north Bryan County. With thousands of new residents expected, the strain on roads is a growing concern. Officials say fees are a way to ensure the growth pays for itself.

These funds would support over $60 million in planned road upgrades. Currently, the county has relied on private agreements, TSPLOST funds, and state support. However, officials now say that won’t be enough going forward.

The proposed cost for these fees is nearly $3,000 for every new single-family home, and just over $6,000 per 1,000 square feet of commercial space. A final decision on the fees could come as early as October, following additional public hearings.

Impact Fees: What You Need to Know

  • Public hearings expected later this year; decision could come by October 2025
  • To manage rapid growth and fund millions in road improvements
  • Proposed Fee: $2,946 per home / $6,056 per 1,000 sq. ft. commercial

Bryan County has already implemented impact fees on the south end since 2019, and now leaders say it’s time to bring north Bryan up to speed.
