EVANS, Ga. — The strategic blueprint that will steer county development for the next 20 years is under scrutiny as local residents express their concerns to county commissioners.

Homeowners have voiced their dissatisfaction with certain elements of the plan. “The most recent version of the open space and conservation map is simply absurd,” one resident commented.

In an effort to gather public input on the county’s growth strategies, county officials initiated the “Foundations of the Future” project nearly a year ago. This initiative aims to incorporate community feedback into future planning.

A primary concern for many residents is the proposed locations for new data centers. Commissioners have recently given the green light for two such centers at White Oak and Pumpkin Center, raising questions and unease among the community.

The big concern for residents is the placement of data centers—as commissioners just approved two locations at White Oak and Pumpkin Center.

“Property rights are not absolute when the use of that property significantly impacts the people who live next to it, around it, and downstream from it. That is where the planning and zoning must do their job,” another homeowner said.

Chairman Doug Duncan says commissioners needed to modify the original plan based on feedback from constituents.

“We did change some of the zoning because the plan was incorrect. The southeast quadrant is part of the rezoning for the Prather site that’s commercial. That’s what a lot of residents wanted, and frankly they really want a grocery store,” said Duncan.

While a proposed shopping center at Sir Galahad Drive is in the planning and zoning phase, the county confirming plans to bring a much-wanted Trader Joe’s grocery store to Evans Town Centre.

The county released the following statement:

“The Columbia County Board of Commissioners, in close coordination with the Development Authority of Columbia County, is pleased to confirm that we have been actively engaged in ongoing discussions with Trader Joe’s regarding their expansion into our community. Our teams are working collaboratively with the retailer to identify and secure a premier location within Evans that meets their specific operational needs and serves the best interests of our residents.
We recognize the high level of community enthusiasm for this brand and remain committed
to fostering an economic environment that attracts top-tier retail partners to Columbia County.
Further details regarding specific sites or opening timelines will be shared as soon as they
become available by all parties.”

Commissioners will have a second reading on the resolution for the long-term plan.

As for Trader Joe’s, the county is now working with the development authority to find the best spot for the store.

While no timeline has been confirmed, leaders are looking ahead.

County leaders will meet again on Tuesday, March 3rd.
