Thinking outside the box: Investing in real estate in a competitive market

SAVANNAH, Ga. () — It’s no secret that Savannah has a competitive housing market, and according to real estate professionals, it’s only growing as more development enters the area.

Affordability is at an all-time low in Chatham County, according to Chelsea Phillips, owner of Chelsea Phillips Real Estate at Six Bricks Realty. She said the median home price is around $350,000. Phillips said you can still achieve that dream with creativity.

“I feel like buyers have become more savvy and are looking to figure out a way to house hack or be creative to get what they want,” Phillip said. “They are viewing their next home as an investment as opposed to being like this is going to be my forever home. I need everything I saw on that Pinterest board right now.”

Phillips said there is value in seeing the potential of a home and using the space you have to make a home unique. One of her listings has a dog washing station for example, a personal touch for a family with pets.

She said another smart move is turning a garage into a additional dwelling unit or carriage house.

“I think it’s such a smart way that buyers can get the home they want, and someone else is paying a large part of their mortgage at the end of the day,” Phillips said.

Phillips told News 3 there are more opportunities than ever to invest in properties, you just have to be willing to take risks to make your home stand out.
