(NEXSTAR) – In a significant move, the Federal Trade Commission (FTC) revealed on Wednesday that it will be distributing over $47.2 million to tenants who were misled into paying extra fees to Invitation Homes, a leading single-family rental company.
This follows a lawsuit filed in September 2024, where the FTC accused the Dallas-headquartered company of misleading potential renters about lease costs. The accusations included charging hidden fees, neglecting property inspections before and after tenant occupancy, and unjustly retaining security deposits upon tenants’ departure.
The lawsuit highlighted mandatory fees for services like “smart home technology,” air filter delivery, and “utility management” that were not disclosed upfront to renters.
The FTC claims that between 2021 and June 2023, Invitation Homes collected tens of millions of dollars in these so-called junk fees as part of monthly rental payments.
