Long-Vacant Champaign Factory to Transform into Modern Apartment Complex After 20 Years

CHAMPAIGN, Ill. (WCIA) — A once-vacant factory site in Champaign is being transformed as new apartment buildings rise from where the old C.S. Johnson factory stood dormant for over 20 years.

The factory has been demolished to make way for a vibrant residential development. The project will soon feature eight apartment buildings, accompanied by a clubhouse, two pickleball courts, a hot tub, and a heated swimming pool.

Community Property Management initiated this revitalization project a few years ago, envisioning an apartment complex as a more fitting use of the space. This venture is not merely about aesthetics; it addresses a pressing demand for housing in the area.

“We need housing right now. This is going to help serve that need. We don’t need empty factories because who’s using them?” remarked Daniel Saphiere, an associate planner with the city of Champaign.

To the CEO of Community Property Management, it just made sense.

“We’ve actually owned the properties to the south which is the current Victoria Point and had the idea for years to kind of expand north on the old C.S. Johnson factory site for a few years now,” Nathan Shoemaker, the CEO of Community Property Management, said.

There will be more than 200 one and two-bedroom apartments. While the new housing won’t directly address the shortage of affordable units, it could help bring balance to the market.

“While this housing isn’t specifically addressing the need for low-income housing that we have in our community, it is hopefully going to relieve some pressure and some of that competition that medium income and maybe higher income individuals are exercising on lower income individuals in the competition to find housing locally,” Saphiere said.

He added that the benefits reach for beyond just the residents.

“It’s great,” Saphiere said, “It’s going to be great for residents. It is close to parks, schools, transit, shopping, and jobs.”

The first two apartment buildings will be completed in late 2026, and the last six will be finished at the end of 2027.
