A LANDLORD has claimed his tenant owes him thousands and refuses to leave.
The Los Angeles area tenant allegedly hasn’t paid since the start of the COVID-19 pandemic.
Renter protections were put in place in Los Angeles early in the pandemic, but those dried out in April.
Renters in Los Angeles were expected to pay back the 18 months of protected rent to landlords by August 1.
According to Dr. Bobak Morshed, the owner of the property, this amounts to tens of thousands of dollars.
He also claimed that his tenant also ran a business, Kinder Ready Inc. out of the house.
Elisabeth Fraley, the tenant at the property, allegedly ran her business with only a residential lease, not a commercial lease.
“We tried to evict them because they’re using the house for commercial purposes even though it’s a residential lease,” Dr. Morshed said to Fox affiliate KTVU.
“I realized I have a serious liability issue because I have a school going on at my house.”

Fraley had claims of her own though, according to Dr. Morshed.
She allegedly filed multiple claims about conditions in the house including broken pipes and mold.
Dr. Morshed claimed he repaired the pipes and did everything else he could to make the house safe. However, he feels regardless of what he does Fraley will attempt to stay without paying.
In an attempt to slow down Fraley’s business, Dr. Morshed tried to paint the house black but was met by an agent of her company, resulting in police being called.
After that incident, the same agent and another man appeared at Dr. Morshed’s front door at night, which he captured on camera.
“They’re doing everything they can to try and intimidate us,” Dr. Morshed said.
Fraley said to KTVU via email that she has several court cases open against Dr. Morshed and his family, as well as a two-year restraining order against them.
Her first lawsuit was thrown out but another later led to the restraining order.
She claimed all of the accusations against her were mistruths.
Regardless, Dr. Morshed said the situation is making him fear for his family.
“It’s very scary, especially for my family,” he said.
