RESIDENTS at a condominium complex were given just three hours to leave their homes forcing some to sleep in cars or face the streets.

The owners of the impacted building in Brentwood, Missouri have been left shocked by the action taken against their tenants.

On October 17, tenants of the building containing units 1561 to 1575 were informed that an inspection had ruled it unsafe.

The letter from Brentwood Forest Condominium Association and Community Property Management was received around 3pm and told residents that they had to leave by 6pm that same day.

Owners Tiffani Hall and Daniel Friedman were appalled when they heard of the situation that befell their tenants.

“The condo association didn’t call me at all. I heard from my tenants that they were getting put out and they had like an hour notice,” Hall told KSDK.

“It’s been really hectic and chaotic and really disheartening, especially for my two tenants who are just stuck without a home.

“There has to be a better plan for everybody to stay.”

A few weeks before the letter arrived, plumbing issues were discovered at the building along with cracks in the back foundation wall, the letter said.

On the morning of October 17, property managers had scheduled an inspection by a structural engineer and it was ruled “not safe for occupancy.”

The engineering company inspected a deteriorated sewer line and minor cracks in the foundation.

During the examination, the engineer found deterioration in the main-level framing at the front of the complex and structural deficiencies meaning the main level slab was not sufficiently providing support to these areas.

“Given the level of deterioration observed, all units in this condominium building are not safe for occupancy until temporary support has been provided or permanent repairs are complete,” the letter said.

An inspection also carried out by Brentwood’s city administrator also ruled that the structure was unsafe and immediate evacuation was needed.

Despite this necessary precaution, an email sent to residents on the same day informed them that the cost of temporary relocation would not be covered by the association’s insurance or by unit policies.

Friedman said: “[Tenants] were basically thrown out and put on the streets.

“There was one living in his car Tuesday night that I know of.”

Resident Marty Schupan was forced to take his wife and their pet cat to a hotel which is costing them money plus the additional fee for their pet.

“We are grateful we have savings, if not we will be sleeping in our cars,” he told the news outlet.

“Who is responsible for living expenses for the tenants and who is responsible for loss of rent?” Friedman added.

“The owners have called Community Property Management at least 20 times and no one has received a callback.”

An attorney representing Brentwood Forest Condominium Association and Community Property Management gave the following statement to the news outlet:

“On October 16, 2023, the Association received a report from Daniel Cella, P.E., S.E. with CSE Engineering, LLC that the 1561-1575 Swallow Drive building has certain structural deficiencies.

“As a result, Mr. Cella determined that the units in this building are not safe for occupancy until temporary shoring has been provided or permanent repairs are completed.

“The Association immediately took steps to communicate this report with the owners and residents of units in this building and with the City of Brentwood.

“All residents of the units in this building moved out by October 17, 2023.

“Signs are posted and please consider this letter as notice that no one should access this building until further notice is provided.

“The Association intends to provide further updates as more information becomes available.

“The Board and management team thank you in advance for your cooperation.

The U.S. Sun has contacted Brentwood Forest Condominium Association for comment.
