For decades, Pompano Beach was regarded as an easygoing Florida coastal town where fishing vessels were more common than superyachts and homebuyers generally got more space for their money than in neighboring Palm Beach or Miami.
That image is rapidly being rewritten.
Named for the Florida pompano, a sought-after game fish found in nearby waters, the city has about 118,000 residents and is now at the center of a major development surge. More than a dozen significant real estate projects are either under construction or in the planning stages, including multimillion-dollar oceanfront condominiums and a sweeping downtown renewal.
The centerpiece is the approximately $2 billion New Downtown project, a 75-acre redevelopment expected to add millions of square feet of residential, retail, office, hotel and civic space.
According to city plans, the completed project could encompass about 4.2 million square feet, along with new public spaces and walkable areas intended to create a larger, more vibrant downtown for Pompano Beach.
The $2 billion estimate represents the anticipated value of the finished development, not a direct investment by the city. Private developers are expected to provide much of the funding.
Master developer RocaPoint Partners is leading the effort, while Suffolk has been selected to build a new City Hall and parking garage. The civic facilities are expected to become among the first major elements of the downtown redevelopment.
The City Hall and parking garage project is valued at $137 million and is intended to serve as an anchor for the broader transformation.

The redevelopment is already having a noticeable impact on the surrounding property market.
High-end developers are arriving on the Pompano Beach waterfront in growing numbers, bringing brands more traditionally associated with Miami and Palm Beach.
Related Group, founded by billionaire developer Jorge Perez, has invested roughly $2.5 billion in Pompano Beach. Its projects include the completed Solemar and Casamar developments, with additional luxury properties in the pipeline.
Among them is Waldorf Astoria Residences Pompano Beach, a 28-story tower being developed in partnership with Hilton and scheduled for completion in summer 2027.
The project includes 92 residences, and more than 85 percent of the units were under contract by May, when construction reached the tower’s highest point.
Owners will have access to resort-style amenities, including a 20,000-square-foot oceanfront pool deck, spa and wellness services, 24-hour concierge assistance and in-residence dining.
The development is also the Waldorf Astoria brand’s first standalone residential project, adding another globally recognized luxury name to Pompano Beach’s expanding portfolio.
Developers see further upside in the city partly because prices remain lower than those in South Florida’s most established luxury markets.

Before Pompano Beach emerged as a resort and residential destination, commercial fishing played a central role in the local economy
Related’s first Pompano project, Solemar, sold for an average of about $900 per square foot, while the Waldorf Astoria has been selling at around $1,600 per square foot, according to Related executive Patrick Campbell.
For buyers accustomed to the eye-watering prices found elsewhere along Florida’s southeastern coast, that can make Pompano look comparatively accessible – even though its most expensive new homes are hardly bargain properties.
The Ritz-Carlton Residences has added another heavyweight hospitality brand to the area, while the W Pompano Hotel & Residences is bringing another combination of hotel and private residences to the oceanfront.
Armani/Casa is another name attached to a Pompano project, with a small collection of luxury residences designed around the Italian fashion house’s aesthetic.
But the city is not starting from scratch when it comes to attracting wealthy residents.
Just north of Pompano, Hillsboro Beach has long been associated with expensive oceanfront homes, while Lighthouse Point is known for its waterfront properties, private canals and boating lifestyle.
Pompano also has a long-standing connection to fishing and yachting, with access to the Intracoastal Waterway and the Bahamas helping to attract boat owners and marine businesses.
That existing community of affluent residents is now being joined by buyers looking for newer buildings, resort-style amenities and a South Florida address without necessarily paying Miami prices.
The challenge will be maintaining some of the character that made Pompano attractive in the first place.

The city’s Fishing Village, centered around the pier, has been developed as a waterfront destination with restaurants, shops, entertainment and public space, while officials say the New Downtown is intended to create a more walkable urban environment.
For some residents, however, the reality on the ground is still very different from the glossy renderings.
In online discussions about moving to Pompano, locals have pointed to rising home prices and the area’s continued reliance on cars, even as new apartments, restaurants and entertainment venues appear.
One longtime resident said smaller Pompano homes that once felt relatively attainable are now selling for hundreds of thousands of dollars as competition increases, while another argued that some of the newer developments have enviable access to the beach and parks but that the wider area remains difficult to navigate on foot.
That tension may become increasingly important as construction continues.
Pompano Beach is trying to become a more sophisticated destination without losing the relaxed atmosphere, fishing culture and waterfront lifestyle that set it apart from its glitzier neighbors.
With billions of dollars of development now reshaping the skyline, the sleepy beach town of the past is clearly becoming something very different – and luxury buyers are already taking notice.
