St. Augustine leaders consider plans for proposed public parking garage

A proposed public parking garage is set to alleviate the chronic parking woes in St. Augustine, particularly during busy periods like holiday celebrations and the famed Nights of Lights. This initiative aims to introduce at least 650 new parking spaces along a bustling route into the heart of downtown, as detailed in an amended Memorandum of Understanding (MOU) poised for review at the upcoming city commission meeting.

Situated near the intersection of North Ponce De Leon Boulevard and West King Street, the proposed garage is strategically placed to serve both locals and the influx of tourists who visit the historic city. The project will be designed, developed, and owned by Barry Broudy and the West Augustine Gateway, LLC. Once completed, the city will take over the responsibilities of operating and maintaining the facility.

Parking has long been a significant issue in St. Augustine, with certain events attracting visitors from across the nation and beyond. The addition of this new parking structure is expected to ease congestion and improve accessibility to the downtown area, enhancing the overall experience for residents and tourists alike.

Parking availability has been a consistent issue for the city during certain holiday celebrations and Nights of Lights, which draw visitors from around the country. 

The garage would be designed, developed and owned by Barry Broudy and the West Augustine Gateway, LLC, west of the North Ponce De Leon Boulevard and West King Street intersection. Once complete, the city would be responsible for operations and maintenance.


The MOU says that the city would enter into a 100-year lease term for the property, exempt from paying property taxes, after which it will have to buy the facilities and land. The city will also have the option to buy it all earlier; after 30 years, the city will earn the right to purchase the facilities for $1 or the entire project at “fair market value.”

Construction is not yet a done deal. In the future, the St. Augustine City Commission will make a final decision on whether to follow through on the project. If not, the developer will be eligible for reimbursement for the design effort already made.
